Flooring is the easiest upgrade to get wrong by treating it room by room — different materials, different heights, transition strips everywhere. We plan the whole-house flooring package up front so wide-plank wood, tile, or luxury vinyl runs continuously, with transitions only where the material genuinely has to change.
We also handle what is under the floor: subfloor leveling, moisture testing, and — in older Miami-Dade homes — the terrazzo question of restoring the original slab or building over it. Whichever direction is right for your home, the surface only looks good if what is beneath it was prepped correctly.

Does a concrete slab need testing before flooring goes down?
For most materials, yes. A Florida slab-on-grade sits on damp sand and can push enough vapor through to break an adhesive bond or release tile from the mortar long after installation. A test tells you whether the slab falls inside the flooring manufacturer’s limit or whether it needs a moisture mitigation coating first.
The failure shows up months later and looks like a product defect. It is usually a slab nobody measured, and by then the fix means removing the floor you just paid for.
Should terrazzo floors be restored or covered over?
Either can be correct, and the slab decides. Sound terrazzo is a finish worth recovering; a cracked or heavily patched one is a substrate problem before it is a finish question. We grind a test area in older Miami-Dade homes and look at what comes up before recommending restoration or an overlay.
Restoration is grinding and polishing what is already there; covering is a new floor plus whatever preparation the slab needs. Deciding without looking at the slab is how both options go wrong.
