Garage & ADU Conversions

Converting garages and detached structures into conditioned, permitted living space — insulation, egress, systems, and finishes brought to habitable standard.

Space you already own, made livable.

A garage conversion is the cheapest square footage on your property, because the roof and walls already exist. Making it legal living space is another matter: habitable rooms have requirements a garage never had to meet — insulation and conditioning, ceiling height, natural light and ventilation, egress, moisture control at the slab, and separate systems capacity.

What is permissible depends on your specific zoning and lot, so that gets confirmed before design rather than discovered at plan review. From there we handle the conversion end to end — enclosure, systems, and finishes that make the room read as part of the house, not a garage with a floor.

What Miami Owners Ask About Garage & ADU Conversions

Specific answers for garage & adu conversions in Miami-Dade and Broward — the questions that actually decide the scope.

Quick Answer

Can a garage legally be converted into living space in Miami-Dade?

It depends on your zoning district, your lot, and what happens to the required parking once the garage stops being one. Those answers sit in the property record and we confirm them before anyone draws a plan. From there the conversion gets built to habitable standard under permit instead of done informally.

Requirements differ between incorporated cities and unincorporated county areas, and an informal conversion becomes a problem at resale and at refinance.

Quick Answer

Can a garage conversion be reversed later?

Yes, and it is worth building so it can be. The garage opening already has a header carrying the wall above; infill below it without disturbing that header and reversal stays a framing and finish job rather than a structural one. The slab is the part that does not go back, since it was raised and insulated to become a floor.

Whether reversal is worth designing for depends on the street. Where every comparable house has a garage, keeping the option costs almost nothing at framing and gets expensive to add back later.
