Two things hold up more work than construction ever does: getting a permit through review, and rebuilding after a loss. Both are run by the same licensed team that builds the job.
We pull the permit and see it through.
We assemble and submit the package, track every plan-review comment as a scope item with an owner and a date, and carry the job through the inspection sequence to closeout — Miami-Dade and Broward, including HVHZ product approvals. It is part of the contract, not a line you chase yourself.
How permitting actually worksWe build the repair, and document it.
When a repair is funded by an insurance claim, we do the construction. We document the existing conditions and the work as it proceeds, produce a scope and estimate for the work we would perform, and coordinate the build alongside whoever you have retained to handle the claim itself. We are a general contractor, not a public adjuster — we do not negotiate, adjust, interpret, or settle claims.

Yes. Unique Construction is a Florida Certified General Contractor and carries full insurance. Ask us for the current certificate of insurance and the license verification — and ask the same of any other contractor you are considering, before you sign rather than after.
Yes. We scope to your underwriting, document the job so you can read it without standing in it, and hold the budget and schedule you approved. Investor and portfolio repositioning is one of the six service lines we offer, alongside commercial, ground-up, additions and remodeling.
From single-unit turns and residential remodels through ground-up and commercial construction. Size matters less than the permit path, the amount of structure involved, and whether the building has to keep operating while we build.
Often, yes. An open or expired permit stays attached to the property until the work is inspected and signed off, and most owners find out about theirs in the middle of a sale or a refinance. We look at what got built, what the permit on file covers, and what the building department needs in order to close it — then tell you whether the path is an inspection, a revision or a new set of drawings.
