What can stop an addition before design even starts?
The lot, usually. Setbacks fix how close you can build to each property line. Lot coverage and impervious-area limits cap how much of the parcel can be built or paved. An HOA or a municipal design review can sit on top of both. All of it is checkable before anyone draws a plan.
Drainage catches owners out. Adding roof and paving changes where water goes, and on a flat South Florida lot that can turn into a retention requirement nobody put in the budget.
Who hires the structural engineer on an addition, and what do they produce?
A licensed engineer is engaged for the project and produces sealed drawings and calculations covering foundation, framing, connections, and the load path from the new structure into the old one. Unique Construction coordinates with that engineer rather than performing the work, because engineering is a separate licensed profession in Florida and the seal has to be theirs.
What the engineer needs from the field is what exists, not what the original plans claimed: footing size, wall construction, and how the existing roof is framed. That verification comes before the drawings.
